Glossary
Acres - number of acres within a development group or development
Address - the physical location of the development or employer
Anchor Name - name of the development that has been identified as the anchor to the development group
Category Type - the classification used to identify the developments within the quarterly report. For a list, please see the quarterly report classification below.
City - city in which the development is physically located
Completed - date the development completed construction. Note that the date of completion can be estimated as the last day in the month of completion when the day is unknown or the last day of the year of completion when the month and day are unknown.
Development - an existing or future building that is at least 80,000 square feet and/or has a minimum of 80 jobs on the particular site
Development group - developments that include a unique and identifiable area such as business parks and/or mixed use developments
Employees - the number of employees at the site
Group Type - the classification used to identify the development of the group. For a list, please see the development group classification below.
Industry - two-digit NAICS code used to identify the industry in which the employer is established
Major employer - business organization that has more than 80 employees in a specific establishment/site. It is possible that a single development can have multiple major employers.
Name - The official name of the development given by the developer or by NCTCOG when not available or unnamed. Note that when developments do not have an official name, the development class and the word “development” will become the default name. For example, a new grocery store without a name will be named “commercial development.” Also, some names may be similar to the address of the development; this is not an error. An official name is entered as information becomes available.
Phase Type - Developments can be classified in the following phases.
Demolition: the removal of a development or a portion of a development.
Expansion: an increase in the size of an existing development.
New: a development that did not previously exist.
Redevelopment: repurpose of an existing development; it had one use and will have a different use upon completion.
Relocation: a change in the location of a development.
Renovation: remodel or rework of an existing structure that generally does not significantly increase the size of the building. However, it could impact the value or use of the development.
Size - the size of the development can be measured in the following ways:
number of dwelling units
number of students
number of seats
number of rooms
number of beds
number of acres
number of employees
square footage (which has its own field within the database)
Sq Feet - Size of the development measured in square feet
Status - the status of the development may be indicated in one of the following ways:
Conceptual - reported by a developer or city in which plans are indefinite or resources are not yet secured
Announced - declaration of impending construction has been made
Under construction - foundation work has begun
Existing - all construction is complete and the site is in use or ready for use

Developments for aircraft that move people and/or cargo
Community Center
Developments established for community sponsored programs and events
Condominium
Developments with more than one dwelling unit per building, where individuals or families own the dwelling unit that is typically a single story
Construction
Construction company buildings
Convention
Developments established for large conventions or meetings
Correctional Facility
Developments established for housing of the criminally tried, convicted and sentenced
Court
Developments established for criminal and civil trials
Data Center
Developments where the processing of data occurs
Department Store
Establishments with departments organized for specific products
Distribution
Distribution centers
Dorm
Developments established for housing students at universities, colleges and boarding schools
Duplex
Development where two residences occur for one family per resident
Education Administration
Education office buildings that may include classrooms
Federal Administration
Developments established for the use of federal government agencies
Fine Arts
Developments established for performing arts
Fire
Developments established to house firefighters, trucks and engines
Flex
Light industrial buildings with significant office spaces
Garden
Developments established as public gardens
General Aviation
Developments established for aircrafts that transport cargo or independently owned aircrafts
Golf Course
Developments established for recreational and competitive golf; may be public or private
Government Utilities
Government owned and operated utilities
Grocery Store
Retail specializing in groceries
Heliport
Developments for the use of helicopters
Higher Education
Education facilities for individuals beyond a high school diploma or GED
Home Improvement Store
Specialty store where goods for home construction are sold
Home Services
Establishments that serve residences
Hospital
Developments established for the treatment of individuals, including emergency room services
Hotel
Hotels where individual room doors are located in the interior of the building
Houseboat
Developments where multiple boats are located and occupied as a residence
Landmark
Developments of historical and/or societal significance
Library
Public developments established to house books and reference material
Local Administration
Developments established for the use of county and city government agencies
Loft
Usually a one-room dwelling unit that is not separated by full interior walls
Mall
Fully enclosed establishment with several retail businesses
Manufacturing
Manufacturing plants
Medical
Developments established as offices or outpatient surgical centers; can also include urgent care facilities
Military
Developments established for the use of U.S. military operations
Mobile Home
Developments for permanent or semi-permanent manufactured homes
Motel
Motels where doors to rooms are on the exterior of the building, usually adjacent to a parking lot
Multi-Tenant
Office buildings that occupy more than one tenant
Museum
Developments established for visual arts
Other Entertainment
Developments established for other entertainment purposes not explicitly listed above
Park
Developments established for public use of recreation
Parking Garage
Developments established as multi-level parking facilities
Parking Lot
Developments established as single level parking facilities
Place of Worship
Developments established for religious worship
Police
Developments established for civilian police administration
Post Office
Developments established for the use of organizing and distributing post for the U.S. Postal Service
Primary Education
Developments established for education pre-kindergarten through fifth grade
Private Education
Developments for educating grades pre-kindergarten through twelfth grade that are not publically funded and where tuition is often charged
Restaurant
Establishment where food is prepared, served and consumed
Secondary Education
Developments for educating grades six through twelve
Senior Living Facility
Establishments for the housing of people over the age of 65 (typically) or for those with special healthcare needs
Shelter
Developments established for sheltering the homeless or the displaced from natural or man-made disasters
Shops
Retail businesses that are part of a strip center or mixed use development
Single Tenant
Office buildings that are for the sole purpose of one tenant/business
Specialized Retail
Specialized retail stores or sites
Specialized Services
Other services not specified above
State Administration
Developments established for state agencies
Strip Center
Shopping centers with entrance to each business is on the exterior of the building and is located adjacent to a parking lot
Subdivision
Developments where multiple homes are built for the use of one family
Supercenter
Retail developments that have several departments including grocery
Terminal
Developments located at intermodal facilities where goods are stored and transported
Townhome
Developments with more than one dwelling unit per building, where individuals or families own the dwelling unit that is typically two stories (or more)
Trailer
Developments for homes with an attached motor
Transit Center
Developments where several modes of transportation for people are provided
Utilities
Utility services owned by for profit firms
Warehouse
Warehouses where goods are stored
Wastewater Treatment Plant
Development established to treat wastewater
Water Treatment Plant

Areas where residential, office and retail spaces are within close proximity

Aggregates developments within the quarterly report other than education, hotel/motel, industrial, office, residential and retail
