The Colony - Austin Ranch

Located adjacent to Arbor Hills Nature Preserve in The Colony, Austin Ranch was a greenfield site that was developed into a 300-acre mixed-use neighborhood master-planned community including residential, office, and retail uses on a pedestrian-friendly grid street system.

The first phase of construction in Austin Ranch started in 1998. Under the 2001 Land Use Transportation Joint Venture Call for Projects, NCTCOG funded $826,574 with additional funding from the City of The Colony for new road construction to extend Saintsbury Drive, Arbor Hills Way, and Stag’s Leap Road from Summer Street to the southern boundary of the development to serve later phases of the development. Since that time, three additional phases have been built.
Austin Ranch housing

After the completion of the latest phase, Austin Ranch has approximately 2,500 housing units in a variety of housing options, including lofts, apartments, and townhomes. To add to the urban experience, many pocket parks and community swimming pools are located throughout Austin Ranch. Only around half of the land in Austin Ranch has been currently developed.


The proximity of an office park to the Austin Ranch development promotes a live/work environment, reduction of vehicle trips, and improvement of air quality. FWTArail Master Plans of the City of The Colony and the City of Plano show future trail connections to the rest of Austin Ranch and the Regional Veloweb via the Austin Ranch Connector Trail and Shady Brook Trail.
