Dallas Design District

Trinity LoftsThe Design District in Dallas is a light industrial district that is transforming into a dense urban mixed-use neighborhood. The district, located northwest of downtown Dallas between Stemmons Freeway (IH 35E) and the Trinity River, gets its name from the 350 showrooms and artist studios that call the area home.

The Design District is at a prime location across IH 35E from the Victory Park development, the Dallas World Trade Center, and the InfoMart. Downtown Dallas and the Medical District are only blocks away. The Design District is already home to over 2,500 hotel rooms including the 1,606 room Hilton Anatole.



NCTCOG has contributed to two projects in the district to improve pedestrian and bicycle access. NCTCOG’s 2005-2006 Sustainable Development Call for Projects funded $829,789 for a streetscape project on Hi Line Dr., one of the main thoroughfares in the district. The Bike and Pedestrian Program has funded $4.5 million for the first phase of the Trinity Strand Trail that will run through the center of the Design District, connecting Victory Park and Katy Trail to the Trinity River Corridor trail system along the path of the Old Trinity River when complete. The City of Dallas also created a Tax Increment Financing (TIF) District to help pay for improvements such as upgrading streets, rebuilding utility lines, and adding parks and trails.

The first residential project to be built in the Design District was the Trinity Lofts in 2007. It has approximately 90 housing units and 28,000 sq. ft. of showrooms. This project was followed by two more that were completed in early 2009. The Alexan Design District apartment complex and Alta Design District complex added approximately 665 apartments and $62 million in private investment to the district.
