Mockingbird Plaza - City of Dallas

The Mockingbird Station development is a compact mix of residential, office, retail, and entertainment uses served by a DART light rail station. DART’s Mockingbird Station that serves the development has been one of the busiest stations in the DART system outside of downtown Dallas since it opened in 1997 with over 3,000 passenger boardings a day, serving both the Red and Blue light rail lines. With the opening of DART’s light rail line and the reconstruction of North Central Expy. completed in 1999, and due to the proximity to Southern Methodist University (SMU), the area became a prime location for redevelopment.  

The Mockingbird Station development took a 1940’s brick warehouse and a 1970’s office building and added three additional buildings to create a national model for vibrant transit-oriented development. The development opened in 2001 with the multi-screen art house Angelika Movie Theatre, numerous restaurants and shops, as well as approximately 210 apartments, 150,000 sq. ft. of office space, and 1,600 parking spaces.

The Mockingbird Station project received $1.6 million from NCTCOG under the 2005-2006 Sustainable Development Call for Projects with additional funding from the City of Dallas to connect the transit-oriented development and SMU Blvd. to the Katy Trail at the Mockingbird light rail station via a bike and pedestrian trail. This project also includes streetscape improvements on SMU Blvd. along the north side of the development.

The City of Dallas created the Transit-Oriented Development Tax Increment Financing (TOD TIF) District that stretches from Lovers Lane and Mockingbird Station along the DART rail line to the Cedars, Lancaster and the VA Medical Center rail stations. The goal of the TOD TIF district is to direct funds to streetscape and other infrastructure improvement in the area and around other light rail stations in Dallas.
