Southside on Lamar - City of Dallas

Southside on Lamar is a renovated former Sears, Roebuck & Company's Catalog Center at the intersection of Belleview
St. and Lamar St. in Dallas that has been converted into a mixed-use development with apartments and retail. The 10-story former warehouse contains approximately 450 apartments in addition to ground floor retail. Under the 2001 Land Use Transportation Joint Venture Program, NCTCOG funded $4,532,170 with additional funding from Dallas Area Rapid Transit (DART) in pedestrian improvements near the development. These improvements will connect the development to Downtown Dallas along Lamar Street and to the nearby DART Cedars Light Rail Station along Belleview Street, respectively.

Southside on Lamar

Before Southside on Lamar development opened in 2001, the Cedars neighborhood had primarily industrial uses with few houses and a small apartment building to the east. The area has been served by DART’s light rail Red Line since 1996. Since 2001, the area has rapidly transformed into a mixed-use urban neighborhood. In 2003, the City of Dallas completed its new police headquarters across the street from Southside on Lamar.

The same year, Gilley’s Dallas opened a 91,000 sq. ft. concert venue and dance hall a couple of blocks away. Between 2005 and 2007, a number of townhouse projects around the neighborhood were constructed containing a total of 29 units. In 2007, the four-story multifamily development, the Buzz Lofts, opened with approximately 49 apartments.

This was followed in 2008 with the opening of the 11-story, multifamily development, The Beat Lofts, with roughly 73 apartments. In total, approximately 170 housing units, 130,000 sq. ft. of retail, and 80,000 sq. ft. of office space has been constructed or renovated in the neighborhood since Southside on Lamar opened in 2001.

The City of Dallas has been actively promoting redevelopment in the neighborhood through the Cedars Tax Increment Financing (TIF) District in 1992 to encourage mixed-use development next to the Cedars Light Rail Station.
