Rowlett - Downtown Rowlett

Downtown Rowlett is transforming into a transit-oriented development with the DART Blue Line extension that will connect downtown Rowlett with the Blue Line terminus in downtown Garland and on to downtown Dallas. The development for this project transformed a former manufacturing warehouse into a mixed-use building that includes 5,100 sq. ft. of office space and a 4,200 sq. ft. entertainment venue used for community theatre and is available for special events.


Future mixed-use development in downtown Rowlett includes the Villages of Rowlett development which is planned to have 25,500 sq. ft. of commercial space and 250 multifamily and single family residential units.

The project was funded through the 2005-2006 Sustainable Development Call for Projects. NCTCOG funded $3,350,000 with a local match of $837,500 from the City of Rowlett for street construction, intersection improvements, pedestrian amenities, and landscaping in the downtown connecting to the future transit station. The transportation improvements provide non-motorized connections to the proposed mixed-use development, schools, city facilities, and surrounding single-family residences, promoting a walkable community.
