Fort Worth - Magnolia Village
Magnolia Village, funded through the 2001 Land Use-Transportation Joint Venture Project, is located in Fort Worth’s Fairmont Neighborhood at the intersection of Hemphill Street and Magnolia Avenue. The vertical component of the project includes retail, office space, and housing supported by structured parking within a historic main street environment.
The 50,000 sq. ft. mixed-use component of the project includes retail and 50 retail/residential units; 55 additional rental units were also constructed for the project. This live-work village is connected to surrounding neighborhoods, Downtown, and the Medical District.
The total cost of the Magnolia Village is $23 million, including $18.5 million in private investment, a $1,542,110 Land Use-Transportation Joint Venture grant from NCTCOG, and additional funds from the City of Fort Worth. Public infrastructure components of the project include sidewalks, crosswalks, pedestrian lighting, landscaping, and other streetscape improvements.
