Downtown Rowlett is a transit-oriented development with the DART Blue Line extension, which connects downtown Rowlett with downtown Garland and downtown Dallas. The development transformed a former manufacturing warehouse into a mixed-use building that includes office spaces and an entertainment venue used for community theater. Other recent mixed-use development projects in downtown Rowlett include the Villages of Rowlett, which offers new commercial spaces with multifamily and single-family residential units.

The project was funded by NCTCOG and the City of Rowlett for street construction, intersection improvements, pedestrian amenities, and landscaping. The transportation improvements provide non-motorized connections to the new mixed-use development, local schools, city facilities, and surrounding single-family residences, all to further promote a walkable community in the heart of the city.

The project cost of $4,187,500 was funded through public-private partnerships.
