2005-2006 Call for Projects
Status: Complete

GrandMarc at West Berry Place is an off-campus student housing complex that was built by Phoenix Properties in 2006 on West Berry Street just south of Texas Christian University (TCU) in Fort Worth. The development has helped revitalize West Berry Street into a dense mixed-use urban neighborhood along the southern edge of TCU.

General funding for the project provided for pedestrian amenities and street reconstruction to make West Berry Street a more inviting area for pedestrians. This was part of a larger project by the City of Fort Worth to rebuild West Berry Street from Stadium Drive to Evans Avenue.

The area has continued to grow since the development’s completion, with new businesses opening and the streets becoming more pedestrian oriented. The area has seen increases in pedestrian and foot traffic, which has been a benefit for local businesses.

The project cost of $3,000,000 was funded through public-private partnerships.

Mixed-Use Information

  • 240 residential units
  • 67,000 sq. ft. of retail and restaurant space
  • 600 space parking garage
