Mixed-use development is a development type that integrates two or more land uses (residential, office, retail, etc.) within a single building or area. Mixed use can give residents and visitors:

  • Live, work, and play opportunities within a walkable area
  • Increased accessibility to daily needs and amenities
  • A more pedestrian and transit-supportive environment
  • A sense of place and community cohesion
  • And more!


NCTCOG supports mixed-use development in the region through a combination of implementation assistance, studies, and guidance. NCTCOG coordinates with local governments on mixed-use development through its Coordinated Land Use and Transportation Planning Task Force and its Transit-Oriented Development (TOD) planning. The Sustainable Development Funding Program has also awarded funding for projects that support mixed-use developments throughout the region.

Collin County Mixed-Use Development Pilot Study 

In 2025, NCTCOG completed a pilot study analyzing the traffic impacts of mixed-use developments to help inform implementation of mixed use in the region. The study was requested by Collin County and the Cities of Frisco, Plano, Richardson, Allen, McKinney, Garland and Wylie. 

The study provided findings and recommendations for optimal mixed-use development outcomes to be used as a resource for both Collin County and other communities in the region. Check out the report for more information!
